The Emerald Property Management Services Team

Emerald is an Austin-based property management company and full-service real estate brokerage that specializes in properties near The University of Texas campus, Downtown, Central, and East Austin. Today we manage over 550 residential units for more than 100 national and international owners.

The management team at Emerald has more than 20 years of property management experience and can handle any property. With experience managing Class A, Class B, and Class C complexes, as well as student properties, duplexes/triplexes/fourplexes, single-family homes, and condos, you can trust that your investment is in good hands.

Meet the Team

With a management team bringing more than 35 years of combined experienced to the table, Emerald takes a dedicated approach to marketing properties according to the most recent and effective trends. We understand how marketing has changed over the years, and what is necessary to achieve your goals in today’s society. Because of our extensive skill, experience, and knowledge, we have achieved our goal of nearly 100% pre-leasing of the properties we manage year after year.

Lisa Alexander

Broker, Owner

With over 30 years of property and general management experience, Lisa has worked for Lee Properties for 16 years and has since purchased the management company which is now known as Grace & Grit Real Estate Inc DBA Emerald Property Management Services . She has worked in a wide range of management rolls including retail, construction and the real estate industry, giving her a broad scope of management skills.

Her career began in 1990 in retail management until she transitioned to construction management projects in 1997. Her time in construction management included remodeling, re-roofing, siding, and water extraction and remediation. During this time, she also developed knowledge in repairing historic homes. Lisa began training in database development for a nationwide property management software company that is recognized by IREM. In 2005 Lisa was managing multi-family complexes ranging from 90-150 units for companies such as Tramor and Dennis O’Conner Properties.

Lisa is a licensed Broker, Certified Property Manager and a member of several boards including the Austin Board of Realtors®, Texas Board of Realtors®, National Board of Realtors®, the MLS and the NAA in addition to being an NCHM and NARPM member.

Lisa also owns a boutique called Smalltown Trendy located in Bertram TX, they are always doing pop up booths all around Texas at rodeos, bull-a-thons, fairs and fundraisers as she is is an active volunteer for several different organizations representing children, animals and senior citizens.

Julie Bustillos

Office Manager

Julie Bustillos, comes to 24th Street Realty with years of administrative experience. She began her career in West Campus in 2018 and assists in all aspects of the office from processing applications to creating leases, billing, and collections.

Julie works directly with agents and residents to ensure a smooth leasing process from beginning to end. Before joining the 24th Street family, Julie worked in the Round Rock School District for 11 years and she continues to co-own a landscaping company with her husband that has operated in Austin for more than 20 years.

When she’s not working, Julie enjoys scrapbooking and spending time with her husband and two children. 

Madison Hendrickson

Assistant Property Manager
Realtor®

Madison has invested her time in real estate for over 6 years. Starting a young age she gained knowledge by working in property management and leasing, honing her office skills and supporting the management team. Accumulating skills in both the office and in the field she is now the Executive Assistant for Emerald Property Management Services as liaisons between marketing and management and client services.

Madison is a licensed Realtor® and is able to help anyone with their leasing or residential needs whether it is finding your forever home or a rental in your area.

In her free time, Madison is an avid artist, mother of two beautiful boys and her Mini-Aussie Dolly. She enjoys volunteering alongside her family with fundraising for their favorite charities.

Victoria Alexander

Property Manager

Realtor®

Victoria serves as the maintenance coordinator for Emerald Property Management Services. Victoria acts as the liaison for all residents and clients both in office and virtually regarding any and all maintenance needs. She has worked in the field of real estate for over 6 years and handles all incoming requests regarding maintenance, helping to ensure our residents and clients receive the best service possible.

Victoria is a licensed Realtor® and is able to help anyone with their leasing or residential needs whether it is finding your forever home or a rental in your area.

Outside of work, in her personal time Victoria enjoys volunteering for pit bull rescue organizations, fundraising, and hanging out with her own pitbull, Daxton.
